How we Invest
After 15 years of real estate investing
we know a little about a good property. Many people think that
there is not a lot of work that goes into investment real
estate, that you have to be lucky, or that it's a timing
thing. That's the same as watching professional hockey players
shoot, pass and score and saying that it's easy....They make it
LOOK easy, but in reality it is very difficult. The same can be
said for investing in real estate, it may look easy, but its
not. To consistently find good property takes time, skill
and knowledge.
New King Investments over the years has
acquired over 21 properties and ALL have positive cash flow. We
have our "system" for finding properties; formulas,
spreadsheets, economic analysis, market fundamentals and
conditions, micro and macro economics that all relate to finding
the best investment.

Our Approach to holding property is unique in
that we are a business that deals with the average homeowner, the
average renter, and the average investor. But our programs are
anything but average. What makes us different is that all are equal in our eyes.
All three, homeowner, tenant, and investor are treated as
customers. All three have opportunities to achieve their financial goals
in life through real estate ownership. And because we are a
business, we always look at the bottom line. We demand a high return on our
investments. Which means that you can expect the same, high returns
on your investments. Yes we buy
homes for cash, yes we do rent homes and apartments, yes we do rent
to own options, yes
we are a property management company, and yes if you invest with us,
your investment will be secured by real property. Our
objective is as follows: To treat
homeowners, our
tenants and investors as customers, not just numbers in a file, but as
clients and ultimately, friends.

New King Investments has designed a
“Building
Wealth Through Real Estate Program” to address and
simplify all the complexities and hassles of real estate investing.
Our programs are tailor made for the different stages in life that
investors find themselves in. Each program will ensure that you will
break out of a mediocre retirement plan and move into an elite arena
of true wealth and security.
Our
Strategy: Our
overall
strategy is a simple one. We locate under-valued and under-managed
properties in up and coming areas. We then purchase this building.
We use outstanding property management techniques and value
enhancing renovations (if necessary) which will immediately increase
its market potential. With a superior management team in place and
any renovations accounted for, we then
increase
the rents, thus increasing the overall value of the property. The
property will be sold at a set exit point
approximately
20-30% above purchase price, or
depending
on the property, we may hold it
for
cash flow
purposes.
Now as brief and general as that may sound,
if we broke down our strategy into increments, we could write a book
on "how" we invest. For example if we broke down our first strategy,
"locating property", you would find that we study
transportation improvements, job creation, housing
affordability indexes, average household age, average household
incomes, ripple effects, the micro economy as well as what is
happening provincially and nationally and then we co-relate all that
to the local vacancy rates (are they rising or falling in accordance
with what we have discovered in the previous 9 information sources).
